1. Measure the Plinth Area (PA), i.e., the total built-up area, including covered areas, garages, and balconies.
2. Find the current rent-per-square-foot in the market or as stated in the rental agreement (MRV).
3. Calculate the residential property tax using the formula: PA x MRV x 12 x (0.17 - 0.30) - 10% depreciation + 8% library cess.

Note: Hoardings, cellular towers, and ATMs are taxed as commercial property at the maximum rates of INR 50 and INR 70 per square foot, respectively.

For Telangana Property Tax payments, you need a Property Tax Identification Number (PTIN).
A PTIN is a mandatory identification number that every taxpayer must possess to pay the GHMC property tax.
For new properties, GHMC allots a 10-digit PTIN, and for old properties, GHMC allots a 14-digit PTIN.
Step 1: Visit the Online payment portal of the GHMC website.
Step 2: Click on 'Property Tax' on the left table. A drop-down will open up. Now, click on 'Property Tax Payment'.
Step 3: Enter your PTIN and Mobile Number. Now, click on 'Get OTP'. After entering the OTP that you received on your registered Mobile Number, Click on 'Submit'.
Step 4: The screen will show your GHMC Property Tax details such as Door Number, Circle, Telangana house tax, arrears, interest on arrears, adjustments, etc., and then choose to make payment either via UPI, net banking, credit card, or debit card.
Step 5: This will take you to the payment gateway page. Login to Net Banking, enter your card details, scan the QR code, and complete the payment.
Step 6: After the payment is done, you'll get redirected to the GHMC website and a receipt would be generated. You can download the Property tax receipt.
You can submit the DD or a check in the name of Commissioner GHMC and pay your property tax in the following ways:
1. At any of the 72 Mee-Seva counters in GHMC Limits
2. Using handheld machines of Bill Collectors that are integrated with the Central Server
3. At Citizen Service Centers in all 30 circles and GHMC Head Office
4. At any State Bank of Hyderabad branch.
The last date for the bi-annual payment of GHMC Property Tax is 31st July and 15th October.
An interest of 2% p.m. will be charged if you delay the payment of GHMC Property Tax.

The GHMC is cracking down on property tax defaulters. Over 30 circles have received notices with specific due dates. The goal is to collect INR 2000 crore this year, and so far, they have already collected INR 760 crore.
Additionally, they are recovering dues from state and central government offices, with INR 5560 crore owed by the state government and INR 371 crore by the central government.
